Exterior Style Guideline
Fill out and submit a Repairs/Exterior Renovation Form to the HOA Board prior to beginning ANY project.
Projects completed without prior approval can be subject to fine(s), removal, repair, and/or replacement.
CC&R 4.1 “No building, fence, wall, sign or other structure, or exterior addition to or change or alteration thereof (including painting or landscaping) shall be commenced, constructed, erected, placed, altered, maintained or permitted to remain on the lots and common areas until plans and specifications showing plot layout and all exterior elevations, with materials and colors therefor and structural design and landscaping, shall have been submitted to and approved in writing by an architectural committee composed of three (3) persons initially to be appointed by the Declarant (“architectural committee”). No carport structure shall be permitted or constructed. In addition, no shrub which at maturity and without pruning thereof would exceed three (3) feet in height, three or hedge shall be planted or placed on any of the lots and common areas until plans and specifications showing the type of shrub, tree or hedge and the proposed location and elevation thereof (including the location and elevation of same in relation to neighboring property) shall have been submitted to and approved in writing by such architectural committee. All such plans and specifications shall be submitted in writing over the signature of the owner of the property or its authorized agent. Approval shall be based, among other things, on adequacy of site dimensions; adequacy of structural design and materials; conformity and harmony of external design with neighboring structures; effect of location and use of improvements on neighboring property, improvements, operations and uses; relation of topography, grade and finished ground elevation of the property being improved to that of neighboring property; proper facing of main elevations with respect to nearby streets; preservation of natural view and esthetic beauty; and conformity of the plans and specifications to the purpose and general plan and intent of this Declaration.
House Stucco and Fascia Board (Trim)
In order to maintain a uniform look to the homes, homes painted without prior written approval and outside the selected colors or finish can be subject to repainting at homeowners expense.
Approved colors are listed on the HOA’s website. (http://lpehoa.blogspot.com/)
Exterior paint must be flat, matte, or eggshell finish.
No semi-gloss or high gloss finishes are permitted.
Fascia board and trim must be smooth-faced/finished boards, rough-cut boards are not permitted.
Garage Doors
In order to maintain a uniform look to the homes, garage doors replaced without prior written approval can be subject to replacement at homeowners expense.
Garage doors in standard metal roll-up garage doors in white or almond, with or without windows along the top are permitted.
Alternative styles for garages are subject to additional review by the architectural committee.
The following garage styles, materials, or elements are NOT permitted:
Carriage or mission style doors
Completely glass or majority glass doors
Industrial or commercial style steel roll up doors
Natural wood or “wood-like” appearance
Multicolored doors or panels
Black handles, brackets or crossbars--decorative or functional
Walls and Fences (generally the walls or fences facing the street)
In order to maintain a uniform look to the homes, exterior walls and fences replaced without prior written approval can be subject to replacement at homeowners expense.
Approved wall or fence replacement options are:
Solid wood painted the same color as the home’s trim or base color (home colors must be approved). No natural wood or clear stains.
Stucco wall or fence painted the same color as the home’s trim or base color (home colors must be approved). Stucco must be in a similar design and construction to other stucco fences and walls within the association.
Vinyl fencing or gates are not approvable for front or exterior facing walls or fences.
Gates (facing the street or other common areas)
In order to maintain a uniform look to the homes, gates replaced without prior written approval can be subject to replacement at homeowners expense.
Approved gate options are black colored metal gates or wooden gates painted to match approved home trim or base colors.
Metal gates should have bars and may have other metal decorative elements but cannot be solid metal.
Wooden gates must be painted and natural wood looks are not permitted.
Gate should coordinate with the garage door style.
Brick
In order to maintain a uniform look to the homes, brick replaced without prior written approval can be subject to replacement at homeowners expense.
Approved brick replacement options are:
Brick similar in look and construction to what already exists.
Complete removal and replaced with stucco painted in an approved color to match the rest of the stucco.
Stacked stone is permitted but subject to additional review by the architectural committee.
Landscaping and Irrigation in Front of your Gate and Home
In order to maintain a uniform look to the homes, landscaping or irrigation replaced or modified without prior written approval can be subject to replacement and repair at homeowners expense.
Areas in front of your gate and home are association property and association gardeners maintain these areas.
No change to plants or landscaping without written permission is permitted.
